Our beautiful villa is located in a quiet residential area only 5 minutes from the main attraction of Disney World and even closer to magnificent golf courses! There are no privaet villas any nearer to Disney than this! Experience for yourself the air conditioned, luxury and space of our home - it's certainly large enough for 2 families! There are 4 bedrooms and 2 bathrooms - the master bedroom having an en suite. The property is very well furnished throughout and equipped with everything you will need to make your vacation a dream come true.

LIVING
There is a lounge and a family room. The lounge has 3 comfortable sofas, where you can sit and quietly read a book from the extensive collection, watch the large screen cable television, one of the many DVDs, or listen to music - you can dock and charge your i phone or i pod on our player! You can even play one of the board games.

The family room is located off the dining kitchen and has a further 2 double sofas, various occasional tables, large television with cable, a Playstation 2 games console with lots of games, DVD and a CD stereo system. There is a computer with broadband (and WiFi so you can connect your own device) and Skype with a webcam so you can keep in touch. The family room has patio doors with views out to the pool and spa and the garden beyond.

KITCHEN
The fully fitted (dishwasher, full size stove, microwave, coffee maker, toaster, juicer and electric kettle) modern dining kitchen is located off the family room and has plenty of work space to get the whole family involved in meal preparations. There is plenty of crockery, cutlery and cooking utensils, able to be used both indoors and out by the pool. The whole kitchen and family room area is ceramic tiled. There is also a walkabout caller display telephone with free local and national calls - so you don't need to miss a call whilst you're by the pool!

In between the dining kitchen and lounge is the dining area. Best used for those formal occasions or large family meals. There is a large glass table with seating for 6.

The laundry room is in the garage with large washer and dryer, iron and ironing board. There is also a large closet in the hall which has a safe, an abundance of pool towels and pool toys etc.

BEDROOMS
MASTER BEDROOM
The master bedroom is entered off the dining area and is completely isolated from the other 3 bedrooms on the other side of the house. This is a great sized room even by American standards! It has a queen bed with matching bedroom furniture and there is also a dresser with mirror above. Cable TV/DVD and CD player are provided for your enjoyment. There is an alarm clock radio just in case you sleep in and a telephone close to hand! The walk in wardrobe has yet more storage for your clothes or holiday purchases! The newly refurbished en suite bathroom provides direct access to the pool and includes his and her sinks, a large walk in shower cubicle, toilet, over and under storage cabinets and a hair dryer.

DOUBLE BEDROOM
This room is accessed off the family room on the opposite side of the house to the master. It has a queen bed, bedside table/drawers and a built in closet. It is tastefully decorated and has TV/DVD, CD player and an alarm clock radio.

2 x TWIN BEDROOMS
Both twin bedrooms are also tastefully decorated - one of which with a Disney theme! Both have bedside tables/drawers with night lamps,a tall boy, radio alarm clocks and built in closets.

The second newly refurbished bathroom is shared by these rooms and includes a bath, over shower, his and hers white marble sinks, under and over storage cabinets and a hair dryer.

GYM

Multi gym facilities are now available in the garage. Choose from a cycle machine, kick/punch bag or a full multi gym - there's even a fan to help you stay cool! Now there's no excuse not to work off those additional pounds gained during your trip!

EXTERIOR
We have a very rivate 36 x 22 (max) freeform heated pool and luxurious raised hot tub/jacuzzi seating 4 adults very comfortably - all fully screened. There is a large split level sundeck area which benefits from all day sun (not overlooked at all), new padded sun loungers and chairs, and a table and 6 chairs for al fresco covered dining - all outside furniture was replaced at the start of this year! The pool and jacuzzi have under water lighting and there are plenty of pool toys available for your use. Pool patio door alarms are fitted for younger guest safety.
The pool bathroom is accessed directly off the sundeck, so there is no need to walk through the house with wet, slippy feet.

Outside the pool screen there is a large privately owned lawn. There are no homes behind the villa, just a county road backing on to conservation wooded land.

SUB DIVISION FACILITIES

All villa guests have exclusive access to the sub division facilities which include:
- Beautiful large communal pool with extensive seating/sunbathing facilities - this pool area is always very quiet.
- 2 tennis courts (tennis racquets and balls at the villa)
- Childrens play area/park
- Volleyball court
- Football/Soccer field
- (American) Football field

PROPERTY MANAGEMENT
The villa is locally managed by a professional property manager with 24 hour cover.
Welcome packs are available.
The manager is on hand for any queries at all.
Theme park tickets, car rental etc can also be arranged.

LOCATION
Indian Ridge is located 2 minutes off 192 on Old Lake Wilson Rd (CR545 Sth).

Our villa is in a cul de sac so there is no through traffic.

Reunion is only 3 minutes drive away - various shops including Publix supermarket, Walgreens pharmacy, petrol station, and fantastic Chinese, Italian and Pizza restaurants (all deliver).

Walt Disney World Resort - 5 minutes.

Golf - 3 minutes.

Universal Studios/Sea world - 20 minutes.

HWY 192 - 2 minutes.

I-4 - 3 minutes.
